Housing & Furnishing
Acquiring property and decorating your homes in Fable III is a rewarding way to build wealth, influence, and personalize your hero's journey. This detailed guide will walk you through the process, from purchasing your first hovel to furnishing your grandest estate.
Purchasing Property
To buy a house or shop, you must first locate a property with a "For Sale" sign outside. Interact with the sign to view the asking price and make the purchase. Early in the game, your funds will be limited, so prioritize cheaper properties in areas like Brightwall Village or the Dweller Camp.
- Initial Purchases:
- Brightwall Village: The "Small Cottage" near the entrance is an excellent first home, offering a modest living space and a good starting point for rental income.
- Dweller Camp: While less aesthetically pleasing, houses here are often the cheapest and can quickly generate income if rented out.
- Expanding Your Portfolio: As your gold reserves grow, consider properties in more affluent areas like Bowerstone Market or Silverpines. These command higher rents and often come with more furnishing slots.
- Shops: Purchasing shops (e.g., "Bowerstone Market General Store," "Brightwall Blacksmith") allows you to set prices and earn a consistent income stream. Remember to adjust prices regularly to maximize profit without alienating customers.
Renting Out Property
Once you own a property, you can choose to live in it or rent it out. Renting is a primary method of passive income in Fable III.
- Interact with the "For Sale/Rent" Sign: After purchasing, the sign will change to "Owned." Interact with it again.
- Select "Rent Out": This option will appear alongside "Live Here" and "Sell Property."
- Set Rent Price: You'll be given options for "Low," "Normal," and "High" rent.
- Low Rent: Increases your morality and tenant happiness, but yields less gold. Good for building a good reputation.
- Normal Rent: A balanced approach, offering decent income without significant moral or happiness penalties.
- High Rent: Maximizes gold income but will decrease your morality and tenant happiness, potentially leading to property damage or tenants leaving. Use sparingly or if you're pursuing an evil alignment.
- Collect Rent: Rent is automatically deposited into your treasury every 5 minutes of in-game time. You can view your total income and property status from your Sanctuary's "Property" menu.
Furnishing Your Home
Furnishing your home not only makes it more aesthetically pleasing but can also increase its value and the happiness of your spouse/family if you choose to live there.
- Accessing the Furnishing Menu:
- Enter any owned property you are currently living in.
- Press the "Back" button on your Xbox 360 controller to open the local area menu.
- Select "Furnish Home." This will bring up a list of available furniture categories.
- Buying Furniture:
- General Stores: Most towns have a general store (e.g., "Bowerstone Market General Store," "Brightwall General Store") that sells basic furniture items like beds, tables, and chairs.
- Specialty Shops: For more unique or luxurious items, visit specific vendors. For example, the "Bowerstone Market Furniture Shop" offers a wider selection of high-end decor.
- Traveling Merchants: Keep an eye out for these vendors, as they sometimes carry rare or discounted furniture.
- Placing Furniture:
- Once purchased, furniture appears in your "Furnish Home" inventory.
- Select the item you wish to place.
- Use the left analog stick to position the item and the right analog stick to rotate it.
- Press "A" to confirm placement.
- Selling/Moving Furniture:
- In the "Furnish Home" menu, select an already placed item. You'll have options to "Move" or "Sell" it. Selling returns a portion of the original purchase price.
Key Furniture Items & Their Effects
Certain furniture types have specific impacts beyond aesthetics:
- Beds: Essential for sleeping, which advances time and can heal your hero. Higher quality beds offer better comfort ratings.
- Tables & Chairs: Primarily decorative, but contribute to the overall "niceness" of a home.
- Paintings & Statues: Boost the artistic appeal and value of your property.
- Chests: While not directly purchasable as furniture, any chests found within a home you purchase will remain there and can be used for storage.
- Trophies: Displaying trophies from defeated enemies or completed quests (e.g., "Hobbe Head," "Balverine Claw") can increase your home's prestige and impress visitors. These are typically placed on specific wall mounts or display stands within your home.
Remember, a well-furnished and managed property portfolio is key to becoming a wealthy and influential ruler in Albion!
