If you choose to purchase a JojaMart membership (5,000g from Morris), the Community Center will be converted into a Joja Warehouse. Instead of completing bundles, you'll purchase 'Community Development Projects' from Morris. This route is generally faster for unlocking features but comes at the cost of community spirit and unique rewards. You cannot complete both the Community Center and the JojaMart route in the same save file.
