4.15. Lot Types & Zoning

The Sims 4 offers several lot types, each with its own unique purpose and gameplay implications. Understanding these lot types and their associated zoning rules is crucial for building functional community spaces and residential areas that cater to your Sims' needs and activities. From bustling commercial districts to serene residential neighborhoods, each lot plays a role in the Sim world.

Lot types determine the primary function of a lot and influence the types of activities Sims can engage in there. The most common lot types include:

  • Residential: This is where your Sims live. They can build houses, manage their needs, and interact with household members.
  • Community Lots: These are public spaces designed for Sims to visit and engage in various activities. They do not have Sims that permanently reside there. Examples include:
    • Park: Ideal for picnics, playing, and relaxing outdoors.
    • Library: A quiet place for Sims to read, study, and develop skills like Logic and Writing.
    • Gym: For Sims to work out, build the Fitness skill, and improve their physique.
    • Bar/Lounge: Social hubs for Sims to drink, chat, and build relationships.
    • Nightclub: Lively venues for dancing, socializing, and enjoying music.
    • Museum: Offers cultural experiences and opportunities to learn about art and history.
    • Art Gallery: A place to admire and purchase artwork.
    • Bowling Alley: For casual fun and friendly competition.
    • Spa: Offers relaxation, massages, and wellness activities.
  • Special Lot Types: Some packs introduce unique lot types, such as:
    • Retail: (Get to Work) Allows Sims to own and manage their own stores.
    • Restaurant: (Dine Out) For Sims to own and operate dining establishments.
    • Vet Clinic: (Cats & Dogs) For Sims to run animal hospitals.
    • University Housing: (Discover University) Dormitories and student apartments.
    • Vampire Lounge: (Vampires) Specific venues for vampires.
    • Rector's Office/University Lot: (Discover University) Specific academic buildings.

Zoning, in the context of The Sims 4, refers to the game's system of assigning a lot type to a specific plot of land. When you place a lot in a world, you select its type from a dropdown menu. This designation dictates what kind of objects and interactions are appropriate for that lot and influences the behavior of Sims who visit or live there.

Building on Lots:

When building or renovating a lot, ensure you select the correct lot type in Build Mode. This is crucial for the lot to function as intended. For example, if you designate a lot as a 'Park,' Sims will autonomously engage in park-like activities there. If you designate it as a 'Residential' lot, Sims will attempt to live there.

Some community lots have specific requirements or benefits. For instance, a well-decorated and functional park might attract more visitors and generate positive moodlets for those who use it. The Get to Work expansion pack introduces the concept of retail and restaurant management, where the lot type is essential for the business to operate correctly.
